Have you been considering some home improvements? With so many projects to choose from, it may be difficult to evaluate whether an improvement will sufficiently increase the value of your home. My professional experience can guide you through any decision-making process regarding your home, giving you the best advice on which home improvements will provide the greatest increases in value in today’s market. In the remainder of this month’s market update, I will briefly cover how to turn your entryway into an attention-getter. Feel free to contact me if you would like to know more about this topic or anything else with regard to the value or sale of your home.

Making a Big Entrance

Getting the ideal price for your home goes far beyond making a memorable first impression. Setting up your home’s exterior for maximum curb appeal is extremely important and gets the buyers’ attention. But how do you keep their interest level rising, once they step inside? Your entryway is a key opportunity frequently overlooked in making a smooth transition from outdoors to indoors. Visually setting the definition of your home’s value from the start, maintains the quality and richness of your property throughout the buyers’ visit. A buyer who sees value will make offers accordingly.

A subpar impression will linger with a buyer as they tour the rest of your home. Make the outside to inside progression smooth and appealing with these tips on transforming your entryway.

• Consider establishing your entryway with flooring which differs from the rest of the house. Tile is a great way to signal elegance.
When choosing entryway flooring, pick a style or color which accents the rest of your home. Keep in mind that you want the rest of your home to measure up to your entryway upgrades. Although prices and materials will always vary in cost, you can generally tile an average size entryway for around $500.

• The right lighting can help add value to your home. Highlight your entryway with adequate lighting and new fixtures which fit into the overall style of the rest of the house. If you want to go for luxury, consider a chandelier. A high quality chandelier doesn’t have to come with a huge price tag.

• Add some decoration. Consider an area rug, some plants (such as a small palm), and a chest or hutch. If you add a furniture piece, remember to not fill it with personalized items. Keep it clutter-free and add a simple vase of flowers.

• As always, keep the colors neutral. Think about adding a fresh coat of paint to the walls to add to the lighting effect. If you have a staircase near your entryway, make some paint touch-ups to remove any scuff marks.
